Colchester Avenue, Cardiff

Wales and West Housing Association (WWHA)

Situated on the land of the former Three Brewers Pub, the development has provided valued client WWHA with a further 50 apartments, adding to their affordable housing stock across the Welsh capital. The apartments span across two connecting blocks of four and five storeys, each comprising one to two bedrooms. A retail unit features on the ground floor, alongside bicycle storage, car parking, and a spacious outdoor communal area; for residents to mingle and relax.

Point(s) of Interest:
Designed to EPC A, the highest standard of energy efficiency, the homes incorporate an array of intelligent eco-friendly features, all contributing towards less f3uel consumption. Air source hot water cylinders will turn air into hot water. Mechanical ventilation with heat recovery (MVHR) also features across each apartment, an intelligent system which purifies the air, whilst heating the home, negating the requirement for underfloor heating. Electric storage heaters will work in tandem with economy 7 smart meters, to utilise stored heat generating during off-peak hours, and re-purpose during core times (such as mornings, evenings and weekends).

Thornton Road

Ateb Group

Fourteen energy-efficient homes have been handed across to ateb Group at Pen Puffin, Steynton. Comprising of two, three, and four-bedroom houses, one-bedroom apartments and walk-up flats, the pastel hued new dwellings form the final piece of the jigsaw for the larger Thornton Road development, which has provided a total of 117 affordable properties for the local area.

Point(s) of Interest:
Each of the homes has been fitted with solar PV panels to the roof, utilising sunlight as a form of renewable energy. Additionally, air source heat pumps take heat from the earth’s mantle and redistribute as warmth around the home.

Wakehurst Place, Cardiff

Cardiff City Council

Located in the heart of the St Mellons community, the Wakehurst Place development has provided 13 modern, spacious homes, including a mixture of two, three, and four-bedroom semi-detached houses, and terraces, spanning two and three storeys. The site incorporates dedicated parking, and a communal garden. Additionally, the scheme boasts a dedicated communal garden including wildlife pond, bird table, bug hotels and raised planters.

Point(s) of Interest:
Adopting a fabric first approach, the scheme incorporates an array of energy-efficient technologies, reducing energy demands on the home. Heating is provided by Air Source Heat Pumps, and each property has integrated solar PV and battery storage, offsetting electricity usage. To reduce the potential impact of the development on surface water drainage, the scheme includes Sustainable Drainage Systems (SuDS).

Bluestone, Pembrokeshire

Bluestone National Park Resort

Constructed between 2011 and 2016, this two-phase development consisted of the construction of one hundred and fifteen accommodation lodges. The Lodges are of timber frame construction including timber floor cassettes, timber cladding and timber roof shingles, and are finished to a high specification to meet the resort’s 5-star credentials.

Category 2 Modern Methods of Construction (2D primary structural systems) were used. Offsite manufacture was utilised to pre-clad the timber frame panels for the development. Each panel was injected with the thermally efficient BBA approved Trisowarm system.

Point(s) of Interest:
Works were carried out adjacent to the existing resort and undertaken in a sympathetic and considerate way to minimise disruption to the resort users. Lodges were delivered in phases and handed over in accordance with agreed completion dates to suit the resorts holiday periods.

Garwnant Visitors Centre

Forestry Commission (Wales)

Contract Value: 1.5 million
Project Type: Commercial or Leisure

The Garwnant Visitors Centre redevelopment included the partial demolition and refurbishment of the existing buildings to provide improved facilities within the visitor centre. The new development provided external seating, a cafeteria, modern kitchens, and amenities with a new education block.

The existing stone structure was maintained and extended using timber frame alongside timber and insulation cladding ‘wrap’ over the original solid stone walls. The external paving was supplied from a local quarry whilst all timber was sourced from a local forest and machined locally.

Point(s) of Interest:
The project’s approach was to create a building that fitted in naturally with its surroundings without having any major impact on the surrounding wildlife. Robust construction detailing allowed for the use of natural daylight, as well as the integration of renewable energy technologies. The property was constructed with low-embodied energy materials and with high levels of insulation. All windows and joinery were manufacturer from Welsh timber from our JCG factory yard.

JCG Building, Neath

Sevenoaks Modular

Contract Value: 6.5 million
Project Type: Commercial or leisure

The office and manufacturing facilities were completely renovated prior to moving in in 2021. The 350,000 sqft office and manufacturing facility underwent a complete renovation, including raising and replacing the old roof, upgrading to double glazed windows, and fully insulating and refinishing the internal building fabric.

Point(s) of Interest:
The building is serviced with over 200sqm of roof-mounted PV, and a biomass boiler for heating and hot water. This is run on waste timber from the factory and capable of annually generating 140,000 MWh of energy.

Albert Town, Haverfordwest

ATEB Group

Contract Value: 9.5 million
Project Type: Residential

The Albert Town development involved the design and build of an eighty-seven unit development consisting of one-bedroom flats, and two, three and four-bedroom houses and bungalows, with four of the bungalows being built for disabled access. The site was built over four phases, completing in November 2020.

Point(s) of Interest:
The development comprised of three open grass fields and a number of single-storey agricultural storage sheds. Ecology played a major part on site with two hundred and thirty-seven slow worms being relocated within the vicinity of the site.

Former Blue Dragon Hotel, Cardiff

Wales & West Housing Association

The Former Blue Dragon Hotel scheme involved the transformation of the former landmark Blue Dragon Hotel in Cardiff in to over 55s apartment living. The development consists of forty-nine apartments across three storeys, and includes a mobility scooter store, refuse store, and landscaped communal garden.

Point(s) of Interest:
The homes were designed to provide a community feel by incorporating a high-quality outdoor space. Each apartment is accessible with wide doorways, open plan living and wet rooms, which help to support long term independent living.

Chiltern Avenue, Cardiff

Wales & West Housing Association

The Chiltern avenue project consisted of eighty-two affordable units for the over 55s, comprising of one and two bedroomed flats spanning across five blocks. The flats were designed to provide much needed homes for people aged 55 and over with the purpose of tackling social isolation as residents get older. This is achieved through the inclusion of shared social space and the inter-relationship of buildings to establish a sense of place and a neighbourhood for wellbeing.

Our Chiltern Avenue development won the Best Social Housing Development award in 2019 alongside Site Manager, Matthew Hall, being awarded the LABC National Site Manager of the year award.

Clive Lane, Cardiff

Wales & West Housing Association/Taff Housing Association

The scheme at Clive Lane was part of a four phase design and build contract in the heart of Cardiff City centre. The development comprises of one hundred and one two, three and four bedroom homes for Wales and West Housing Association, and twelve apartments for Taff Housing Association – inclusive of supported accommodation for young people.

Point(s) of Interest:
The development was built on the site of a former railway embankment. Our client’s vision was to reduce fuel poverty for future tenants, consequently, the properties were fitted with PV solar panels, and battery storage.

Neyland, Pembrokeshire

ATEB Group

The development at Neyland involved the design and build of thirty-three dwellings on the site of a former school. The scheme was delivered across three phases, comprising of eight one-bed flats, two bungalows and a combination of two, three and four-bedroom homes. The scheme also included car parking, landscaping, retaining structures, drainage and associated engineering highways works.

Point(s) of Interest:
Each property was built using timber frame construction, pre-insulated in our sister company’s factory, Sevenoaks Modular, thus adding the benefits of using offsite MMC. Each property has a PV roof, made using reconstituted slate. In addition to these sustainable methods, the retaining walls within the scheme were designed to be living walls.

Parc Maen Hir, Letterston
Ateb

Situated in rural Pembrokeshire, the Parc Maen Hir development will provide 26 new homes, boosting ateb’s housing stock. The dwellings comprise of 4 x 1-bedroom flats, 12 x 1–2-bedroom bungalows, and 10 x 2-3 bed houses.

Point(s) of Interest:
Parc Maen Hir is Hale’s forth development for ateb over recent years (having completed a further 10 in the region for Millbay Homes (ateb’s private sales arm) and Pembrokeshire Housing (the former ateb). In total, our collaborative projects have provided hundreds of new homes for the Pembrokeshire region. The properties benefit from PV Solar Panels, and Air Source Heat Pumps; producing greener energy to power the home.

Holm View, Barry (Phase 2)
Vale of Glamorgan Council

The Holm View development will provide 31 new homes, a blend of houses, apartments, and bungalows adapted to meet individual’s needs. The development forms the final piece of the puzzle for the wider Holm View development, which comprises of 11 existing properties (built by a fellow contractor, prior to Hale being awarded Phase 2).

Point(s) of Interest:
Permeable roads and pavements have been designed and constructed as part of the SAB scheme. PV solar panels adjourn the roofs of the properties, whilst rainwater gardens and harvesting have been added to repurpose rain water. An electric infrared system provides heating for the homes and includes; heating infrared system mirrors and radiators. This concept heats surfaces, as opposed to the air.

Swansea Road, Merthyr Tydfil

Merthyr Valley Homes

Adding to Merthyr Valley Homes’ expanding housing stock within the area, the Swansea Road development will provide 42 new dwellings, including a mixture of apartments, detached, semi-detached, and terraced housing.

Point(s) of Interest:
Aligning with the Welsh Government’s drive towards new homes meeting Net Zero requirements, the scheme has been designed to incorporate the following energy efficient technologies; Solar PV panels, Air Source Heat Pumps and Celotex insulation. Additionally, Mechanical Ventilation Heat Recovery (MVHR) systems cleverly transforms heat from stale, used air and transfers it to fresher, cooler, and purified air.

Bute Street, Cardiff

The Bute Street development will create 45 one-bedroom older-person flats, a flexible active space, and a community sporting facility; enhancing communal living for the popular area of Bute Town, Cardiff.

Point(s) of Interest:
Utilising a Fabric First Approach, the scheme will achieve a SAP A (energy efficiency rating). Ground source heat pumps will utilise heat from the earth’s mantle to warm each home, whilst electric storage heaters will collect surplus heat. The focus around making the homes eco-friendly will reduce energy consumption for tenants, reducing overall fuel poverty.

Former Iorwerth Jones

Cardiff City Council

Project Type: Residential

Located in the ward of Llanishen, the Former Iorwerth Jones Care Home is being transformed into twenty new properties for Cardiff Council’s affordable housing stock. Each of the two, three and four-bedroom homes has been designed to meet Lifetime Homes Standards; allowing each home to be futureproofed for the potentially evolving needs of it’s end-users. The overall scheme will benefit from a Gold Standard, in Secure by Design; providing tenants with the reassurance that their homes are safe and secure.

Point(s) of Interest:

Each property has been designed with a fabric first approach to ensure its energy performance exceeds current Building Regulations and all properties will achieve EPC A.

 

To assist tenants in tackling fuel poverty within, all heating and hot water in the houses will be via an Air Source Heat Pump (ASHP) which will help lower fuel bills and reduce carbon emissions. Sustainable Design System (SuDS) features are an integral part of the design to provide efficient use of land. The new development should reflect the Council’s Fabric First approach achieving a minimum 17% uplift on Building Regulations.

Loftus Gardens, Newport

POBL Group

Contract Value: 15 million
Project Type: Residential

Built on the site of the former Pirelli factory, Hale will be delivering Phase Two of the wider 250 homes at Loftus Gardens. The 54 properties within Phase Two will comprise of two- and three-bedroom houses and apartments. 60% of the site will be made up of landscaped green spaces, including 100 trees being planted to provide the Loftus community with cleaner air. Each property has been planned to incorporate south facing roofs, allowing for optimal utilisation of solar PV panels.

Point(s) of Interest:
Properties have been designed to ensure all homes have southerly facing roofs, allowing the integration of solar PV, and being strategically spaced to prevent over-shadowing. Additionally, Air Source Heat Pumps will take outside air and turn it into hot water for the homes (stored in a hot water cylinder for taps, baths and radiators). The project also incorporates SUDS drainage.

Longmeadow, Ringland

Newport City Homes

Forming part of a wider £24m investment by the Welsh Government into the transformation of the Ringland area of Newport, the Longmeadow scheme will deliver 9 two-bedroom houses, 2 four-bedroom houses, and 24 one-bedroom flats. Built on the site of a former Care Home, the development will breathe a new lease of life into the Ringland area of Newport.

Point(s) of Interest:
In keeping with Newport City Homes’ drive towards proving sustainable homes, the development features an array of energy efficient technologies, including Solar PV panels, energy battery storage, and an intelligent energy management system; enabling surplus renewable energy to be stored and utilised during peak hours of use. An environmentally friendly SUDs drainage system incorporated within the site allows for surface water to be managed efficiently, to prevent the risk of flooding.

Treberth Crescent, Newport

Pobl Housing Association

Project Type: Residential

The Treberth scheme for Pobl Housing Association provided forty-five older persons homes alongside a community hub for tenants from the wider surrounding area. The residential element of the scheme comprises of two apartment blocks, one containing eighteen one-bedroom apartments, and the other twenty-seven two-bedroom apartments.

The blocks are linked via a three-storey atrium space, forming an entrance to the residents’ apartments. The external space of the development includes raised planting beds for residents to grow their own fruit and vegetables. The addition of a winding path and rest points provides residents with plenty of outdoor space in support of their wellbeing. A south facing residents’ garden and sunroom was constructed to provide residents with views of the existing parkland.

Point(s) of Interest:
The development utilised a range of sustainable technologies within its’ innovative and eco-friendly design, including green roofs, living walls, and PV solar panels. Careful care and attention was given to maximise the sustainable features within the development to not only benefit the environment but to minimise fuel poverty for the occupants.

Myrtle Close, Penarth

Wales and West Housing Association (WWHA)

The Myrtle Close Extra Care Scheme will comprise of 70 one and two-bedroom, self-contained apartments for the over 55’s. The development will be WWHA’s first Extra Care Scheme within South Wales and provide 24-hour on-site care and support for individuals with a range of evolving needs. Additionally, the communal facilities will be dementia friendly, allowing residents to remain living independently within their own homes, whilst receiving on-site care if required.

Point(s) of Interest:
Myrtle Close will be located adjacent to WWHA’s existing older person’s housing development at Oak Court. Fully equipped with a commercial kitchen, coffee bar and restaurant, lounge, wellbeing room, nail salon, hairdressers and massage room; Oak Court has been designed with placemaking and community living at its core.

Track 2000, Cardiff

Hafod Housing

Contract Value: 15 million
Project Type: Residential

Situated in the heart of Grangetown, the Track 2000 development will see the transformation of a former warehouse into 40 flats for social rent, and a further 34 for market rent. The 74 new apartments will span across five storeys, with a car park situated in the basement. The project forms part of wider efforts to gentrify the area of Grangetown, with the additional of new homes, restaurants and bars.

Point(s) of Interest:
To make the homes energy efficient, air source heat pumps, Mechanical Heat Ventilation Systems and Solar PV feature across the development. Each element contributes towards reducing energy bills for the user.

County Flats, Port Talbot

Project Type: Residential

The IHP (Innovative Housing Programme) and Welsh Government Funded project at County Flats will see the energy-efficient redevelopment of seventy-two existing flats, with the further creation of fifty-five new apartments. Forming an extension to the existing buildings, each of the new flats are being constructed at J.G Hale’s JCG Modular factory, from a fully volumetric panellised system, by sister company, Sevenoaks Modular.

PV panels will be added to the roofs, and batteries installed to store excess energy. Five electric vehicle (EV) charging points will be installed to the development. The collective of energy efficient principles applied to County Flats will enhance each of the flats’ energy efficiency to EPC A.

 

Point(s) of Interest:
The scheme is being used to research and develop a new and sustainable form of insulation, utilising waste by-products. In addition to the natural forms of insulation being used, all flats will be fitted with an Intelligent Energy Management System, monitoring energy usage within the home, flagging areas of excess usage. This process will allow tenants to assess their energy usage, reducing operational energy wherever possible, and lower energy bills. Consequently, by making energy savings, fuel poverty will be reduced for tenants.

Gwynfaen, Swansea

Pobl Housing Association

Project Type: Residential

Utilising Innovative Housing Programme (IHP) funding, the Gwynfaen development will deliver one hundred and forty-four zero-carbon homes comprising of a range of technologies including solar panels, mechanical heat recovery (MVHR), air source heat pumps and battery storage to producing green heat and energy for the end user.

The development will utilise OSM (offsite manufacture) to create closed-panel timber frame homes, insulated with factory blown wood fibre, utilising our in-house X-floc machinery. The project will capture best practice approaches around the delivery of low carbon developments, utilising full integrated renewable technologies; subsequently becoming a benchmark for future projects that share a similar scope and objectives.

Point(s) of Interest:
To minimise embodied carbon, the design of the scheme has undergone a full carbon life-cycle assessment, prioritising locally sourced, low-VOC finishes. Each property aims to achieve an EPC A rating, and a SAP score of at least 96%, reducing whole-life carbon, and fuel costs for future occupants – mitigating the risk of fuel poverty within each home.

Pencefnarda

Pobl Housing Association

The Pencefnarda development will comprise of forty-four new homes in total, consisting of six one-bed flats, eighteen two-bedroom houses, eighteen three-bedroom houses and two four-bedroom houses.

Point(s) of Interest:
The site will feature many aspects to enhance the local environment.

Ithon Road, Llandrindod Wells

Newydd Housing Association

Contract Value: 21 million
Project Type: Residential

Phase one and two of the Glan Yr Ithon development comprised of fifty-five homes. The properties include a selection of flats, bungalows, assisting living bungalows (suitable for additional learning needs), together with three-bedroom houses. Phases three and four will deliver an additional seventy-nine homes, valuing the completed project at £21million. The development adopted a Fabric First Approach. Energy efficient boilers were installed to each property. Air testing results were 66% better than current building regulations.

Point(s) of Interest:
The innovative design of the development resulted in no spoil being removed from site, it was repurposed within the development and used to form plateaus, levels and SUDs ponds.

Ladyhill Court, Newport

The Ladyhill Court development involves the construction of thirty-nine low-carbon homes in the Alway area of Newport. The project will host an array of sustainable technologies such as photovoltaic (PV) panels, ground source heat pumps, mechanical ventilation and heat recovery, and electrical vehicle charging ports.

Point(s) of Interest:
The PV panels will be installed to the roofs of the properties which will operate via an intelligent energy management battery storage system which will store excess solar energy, reducing the requirement for expensive metered energy during peak times. This combined approach will assist tenants with the reduction of energy costs, resulting in a positive impact on the reduction of fuel poverty.

Former Caerphilly Police Station

Linc Housing Association

The development at the Former Caerphilly Police Station consists of forty residential units over three blocks. Block D is a three floor, six flat, timber frame structure with a brickwork outer skin. The ground floor to Block C is a concrete structure with parking and plant rooms. Above a transfer slab are four floors constructed from timber frame with a mixture of brickwork and cladding to outer skin. Block ICF is also constructed from four floors of timber frame off the ground floor, additionally providing assisted living with an onsite carer. All properties have electric wall panel heaters and UPVC double glazing.

Point(s) of Interest:
The timber frame structure contains factory fitted windows and floor cassettes. The development also houses a green roof and PV panels on each property.

Gileston Road, St Athan’s

Wales and West Housing Association

The Gileston Road development comprises of eighteen properties – four flats and fourteen houses. The properties are constructed with timber frame, with a mixture of stone and render finishes, and bath stone cills to the facades. Roads throughout the site are made up of a mixture of permeable block paving and Tarmac. The structure consists of insulated timber frame with windows fitted in the yard. Air source heat pumps are supplied, a heat pump water cylinder and PV panels are laid on all roofs.

Point(s) of Interest:
Ground conditions difficult due to Rock. Archaeologist with watching brief during ground clearance. Ecologist to be in attendance when Hedge rows are moved.

Metal Street, Cardiff

Hafod Housing Association

Contract Value: 3 million
Project Type: Residential

The Metal street development is designed to be a 3 storey building comprising of twenty-two affordable flats – fifteen one bedroom and seven two bedroom. These dwellings will be divided in to communal, walk up and disabled flats. The ground floor level is to be finished in artificial stone, with the upper storeys being rendered. The development consists of a south westerly facing, AstroTurf small front terrace accessed by a rear footpath, an accessible refuse area, and cycle store.

Point(s) of Interest:
The window bays project forward of the walls and are to be finished in differing materials to external walls to ensure that the mass of the building does not create ‘block’ feel. The use of materials and their application is important in ensuring that the scheme harmonises with the local area and therefore, a proposal of ivory coloured render, stone cladding on the ground floor, with aluminium grey cladding for the window bays is considered to meet this expectation.
