Project completion at County Flats

Made possible through a blend of IHP (Innovative Housing Programme) and Social Housing Grants, Hale have recently completed on 127 carbon neutral apartments for Tai Tarian, spanning seven apartment blocks.

The first of its kind in Wales, the scheme has utilised a blend of three construction methods, including; retrofitting external wall insulation, traditional new build construction, along with 2D and 3D fully volumetric modular construction.

From its humble beginnings in 2021, the scheme has evolved into one of our most transformative to date, breathing a new lease of life back into the vibrant community of Aberavon, Sandfields.

Each of the 72 existing 1940’s flats has been upgraded through the Optimised Retrofit Programme with a series of energy efficient features, including thermal upgrades, solar panels, natural insulations, and double-glazed windows. The upgrades will make each of the homes run more efficiently, whilst significantly reducing fuel costs for tenants.

In response to local housing need, SO Modular Ltd have also created 55 additional modular timber frame apartments, to complement the existing blocks. Each flat incorporates factory fitted windows, doors, floor and roof cassettes, full decoration, and all electrics installed within their state-of-the art factory – situated just six miles from site. The closed-panel timber frame incorporates energy efficient, natural insulations, including Welsh Sheep’s wool (sourced from nearby Crynant Farm), and Rock Wool.

Like all new builds in Wales, the homes comply with Welsh Development Quality Requirements (WDQR) 2021 as well as Lifetime Home Standards, ensuring that each property is modern, energy efficient and affordable.

“We would like to extend our thank you to all involved with the successful delivery of the County Flats project, from the Design Team, through to our client Tai Tarian, to our valued supply chain, thank you. Situated just 6 miles away from our head office, we have been able to reinvest back into the local economy by sourcing local sub-contractors and suppliers and collaborating with Tai Tarian to deliver needs-led localised community engagement”. Jonathan Hale, JG Hale Group Chairman.
